Renovating La Vista Yards

Hydroseeding in La Vista is mostly about giving older yards a fresh start. The city began in 1959 when a developer planned 335 homes priced at $9,999 each, which earned the nickname House of Nines, and the first families moved in during January 1960. Lawns that went in more than sixty years ago have been through decades of compaction, tree growth, patio additions and sewer repairs. Many are thin, lumpy or full of weeds.

Why renovation beats patching

On a yard that old, sprinkling seed over bare spots rarely holds. We prefer to deal with the cause: core aerate or till compacted areas, pull grades back so water runs away from the foundation, add topsoil where the old surface has worn thin, then hydroseed the whole area so it comes in even. For yards that are mostly healthy, overseeding after aeration is the lighter option.

The view the town was named for

Early residents chose the name La Vista, meaning the view, for the scenic outlook over the Big Papio Creek basin southeast of the first homes. That outlook also tells you which way water goes. Yards on the edge of the slope toward the basin can lose topsoil every hard rain, and a regrade or a strip of erosion control blanket along the steepest part keeps new seed from ending up downhill.

Small city, busy edges

La Vista covers about 3.3 square miles, all land, and is boxed in by Omaha and Ralston to the north, Papillion to the south, Bellevue to the east and Interstate 80 to the west. With little open land left, the bare dirt we see usually comes from teardowns, additions, redevelopment near the interstate and utility work. Those jobs need silt fence and inlet protection during the work and fast turf cover afterward.

La Vista Questions

My lawn dates from the 1960s. Should I start over?

When weeds and bare dirt cover more than roughly half the yard, a full renovation usually costs less over time than years of patching. If the turf is mostly there, aeration and overseeding may be enough.

Can you fix a yard where water runs toward the house?

Yes. We regrade so the ground falls away from the foundation, then seed the disturbed area.

Do you remove the old lawn first?

When weeds dominate, we kill or strip the old turf before seeding. Otherwise we work new seed into the existing lawn.

Will you work around mature trees?

Yes. We keep heavy grading out of the root zone and choose a shade-tolerant mix for the area under the canopy.
